- What Can Foreigners Buy in North Cyprus?
Foreign nationals can legally purchase:
One apartment or villa, or
Up to 3.5 donums of land (approx. 4,683 m²) if there is a building on the land.
1 donum max (approx. 1,338 m²) if the land is empty.
Buying larger plots or multiple units requires setting up a locally registered company, which our team can fully assist with.
- Building Permits & Project Status

Have a Building Permit or
Have “Kat İrtifakı” (Condominium status)
This ensures you’ll avoid legal delays and improves your chances of getting Permission to Purchase (PTP) smoothly.
- Contract, Taxes, and Registration
When you find the right property:
A Sales Contract is prepared and signed.
Stamp Duty (0.5%) is paid and
The contract is registered at the Land Registry within 21 days (we make sure this step is handled without risk).
Important: Delayed registration may cause up to 1% penalty.
- What is PTP (Permission to Purchase)?
It’s a mandatory approval that foreign buyers need from the Council of Ministers to transfer the title deed into their name.
You can live in your property while waiting.
Approval takes 6–24 months, depending on nationality and project status.

- Final Step: Title Deed Transfer & Taxes
After PTP is granted:
Pay 6% Title Deed Transfer Tax (can be 3% for Turkish citizens on first purchase)
Pay 5% VAT (on new properties only)
