Title Deed Types in North Cyprus: What Every Buyer Should Know

Buying property in North Cyprus is an exciting opportunity — but understanding the different types of title deeds is absolutely essential for a safe investment. At Lega Invest Solutions, we guide every client through this process with clarity and legal protection. Here’s what you need to know.

1. Turkish Title Deed

Definition:
Land or property originally owned by Turkish Cypriots before 1974.

Why it matters:

  • Considered the most secure and internationally accepted title.
  • No ownership disputes.
  • Ideal for buyers prioritizing legal safety.

Price impact:
Often more expensive due to its clean history.

2. Exchange Title Deed (Esdeger)

Definition:
Awarded to Turkish Cypriots in exchange for land they left in the south after 1974. The system was managed by the Turkish Cypriot Property Compensation Committee.

Is it safe?

  • Considered legally acceptable in North Cyprus.
  • Still widely used and registered.
  • Accepted by banks for mortgages.

Important: Not yet recognized internationally like Turkish Title, but it’s the most commonly traded type of property today.

3. Allocation Title Deed (Tahsis)

Definition:
Allocated by the TRNC government to veterans, public workers, or citizens post-1974.

Is it risky?

  • Can be safe if fully registered and with proper building permits.
  • However, some allocation titles may not yet have been reviewed or cleared by property commissions.

Recommendation: Always have your lawyer confirm its legal status.

4. Pre-74 Foreign Title

Definition:
Property owned by a foreign national (non-Turkish Cypriot) before 1974.

Status:
Extremely rare and considered safe, but availability is limited.

5. Leasehold Property

Definition:
Property that is built on land leased from a private owner or government body.

Duration:
Leases are typically long-term (49 years, 99 years).

Note: The buyer doesn’t own the land but holds the right to use the property. Best suited for commercial use or special cases.

Lega Invest’s Legal Advice

  • Always check ownership history and legal permits before signing anything.
  • Never buy property without a registered sales contract and Permission to Purchase (PTP).
  • A cheap property with unclear title may lead to future legal battles.
